Waterfront and near-water properties take the hardest wear in the county: salt exposure on fixtures and railings, humidity in AC systems, and real storm risk every season. Shutters need to go up and come down, water needs shutting off, and someone needs to walk the property after a storm and photograph what happened — before the insurer asks. That work is time-sensitive and physical, and it is the reason absentee owners here need someone local.
